Demolition
Permit Requirements & Restrictions
Any owner, authorized agent, or contractor who desires to move, demolish, or change the occupancy of a building or structure shall first hire or cause to hire a licensed and/or registered contractor. The contractor shall first make an application to the building official and obtain the required permit for the work. A permit is required to construct, alter, repair, enlarge, move, or demolish a building or any part of or appurtenance to a structure. Separate permits are required for building, electrical, mechanical, plumbing, heating ventilation, air conditioning, sprinklers, underground fire service, and signs.

Demolition permits become null and void if work of construction authorized is not commenced within six months or if work / construction is suspended or abandoned for a period of six months after work is commenced. Work shall be considered suspended if an approved inspection has not been made within a six-month period. Issuance of permit shall not be held to permit or to be an approval of the violation of any provisions of any county ordinance / resolution or state laws.

Fees
For permits to demolish structures, the fees shall be at the rate of $8 for each 25,000 cubic feet, or fraction thereof, with a minimum fee of $60 and maximum fee of $500.

Inspections
The building official, upon notification from the permit holder or his agent, shall make the following inspections and such other inspections as necessary, and shall either release that portion of the construction or shall notify the permit holder or his agent of any violations that must be corrected in order to comply with the Technical Codes: 
  • Foundation inspection: To be made after trenches are excavated and forms erected
  • Frame inspection: To be made after the roof, all framing, fire blocking, and bracing is in place and all concealed wiring, all pipes, chimneys, ducts, and vents are complete
  • Final inspection: To be made after the building is completed and ready for occupancy

The standards set forth in this appendix shall apply to the demolition of buildings or structures for which a permit is required under B104 of the Technical Codes.
